Assumptions and mortgages
- As briefed: 5% to book, then about 45% during construction and 50% at handover. Other sources report 55/45; the developer confirms the plan and milestones at launch.
- Plus DLD admin and registration fees, confirmed at booking. Prices use each home's lower indicative figure.
- Off-plan loans are capped at 50% of value (UAE Central Bank). At handover, banks lend up to 80% for an expat's first home of AED 5M or less, subject to approval.

Sizes are the portal's stated unit size. Resale: Property Finder 4-bed listings and 12-month average for Cedre Villas, Dubai Silicon Oasis. AED per sq ft = from-price ÷ smallest published size, our calculation. Project names belong to their owners and appear only for comparison.
